Frequently asked questions
Each lot will have legal water, electricity, and fiber internet to the property line. Fibra en Casa is the local fiber internet provider.
Caracara Ridge does not have a formal HOA. Therefore, there are no mandatory monthly fees, or building approval committees to worry about. The roads in Caracara Ridge are public roads and it is the responsibility of the municipality to regularly maintain them. However, in our area, the community may want the roads graded more often than the municipal work; it is common practice to have “voluntary road maintenance fees”. This usually equates to $100 - $300 per year and only if needed or wanted. Typically, quotes would be obtained by the community, then a suggested donation for each home would be agreed upon.
Title Transfer and Registration: At the closing, the seller transfers the legal title of the property to the buyer by signing a transfer deed before a public notary. The transfer deed is then registered with the National Registry of Costa Rica to officially record the change of ownership. Unlike some other countries, foreigners have the same rights when purchasing land in Costa Rica as locals do. You can own the property outright or in the name of your Costa Rican Corporation. An attorney will help you set this up.

Sign a Purchase and Sale Promissory Agreement or Option to Purchase Agreement, clearly stating the conditions to be fulfilled to proceed with the execution of the Conveyance Deed.

Next is a “Due Diligence Period” which is a complete legal review to be performed during a specified time. During this period your attorney will verify that there are no contingencies or problems related to the property, its title, legal access, zoning, property taxes, cadastral map, availability of public services such as water, electricity, etc.

If positive due diligence results were confirmed by the buyer, sign a conveyance deed or public purchase and sale deed with a Public Notary.You do not need to be in Costa Rica at the time of deed transfer.

Property surveys in Costa Rica are not required by law, but they are highly recommended during the due diligence period. A survey will confirm the legal boundaries and dimensions of the property and ensure that the property is being conveyed to the buyer as advertised. It can also identify any easements or setbacks required on the property.
If you are planning on building, remodeling or developing in Costa Rica, a legal water supply is essential. Building permits cannot be obtained until there is a legal water source. Caracara Ridge has a legal water source from the municipal water department called ASADA. Water lines are installed to each property line so that every owner will be able to get building permits to start building their dream home right away.
